Sources
AWACS reads documents published by the agencies (Fannie Mae, Freddie Mac, FHA, VA, USDA), mortgage insurers, investors and regulators, and public datasets. Each fetched document is archived with a SHA-256 hash of the exact bytes, and every record links to the official document it was read from.
Where a source cannot be fetched through an approved channel, AWACS holds it rather than working around the block.
Verbatim checks
A record is published only when every blocking check passes. A record that fails is held, never shown. Where the pipeline can remove or downgrade what it could not verify instead, the record publishes and its page lists the change under "Adjusted automatically".
- Every effective date is quoted verbatim from the source, and the date appears in that quote.
- The document ID appears in the source text.
- "Action required" needs a mandatory effective entry backed by requirement language.
- Every loan-impact dimension has a supporting quote found verbatim in the archived source; a dimension without one is dropped and marked as needing review.
- Each row of "What changed" quotes the new requirement, and quotes the prior one or says "Not stated" or "New requirement" instead of inventing it.
- Titles, summaries and labels meet length and vocabulary rules, contain no placeholder text, and the source link resolves.
Loan impact and impact types
Loan impact names the investors, programs, underwriting methods, loan purposes, occupancy, property types, affected areas and documents a change applies to, plus the conditions under which it applies. An empty dimension means the source does not limit it; AWACS never guesses.
Action required means a requirement changed (a mandatory effective entry). Review recommended covers new guidance, clarifications, optional flexibilities, overlays and insurer positions. Informational covers data releases, announcements and enforcement.
Interpretation is labelled
"What to do" and "What to review" are AWACS interpretation: suggested actions and QC implications written from the source-grounded fields. They are checked for faithfulness to those fields, but they are not source language, and they always carry the label "AWACS interpretation · not source language". Loan impact and "What changed" come from the source text.
Versioning
When a source is reissued or a published field changes (for example, an effective date moves), AWACS writes a new version of the record and keeps the old ones. Each record page shows its version history and what moved between versions. The publish date stays the document's original publish date.
Corrections
If a record is wrong, tell us by replying to any AWACS briefing, with the record's address. A confirmed error is fixed by publishing a new version, so the history shows what changed. A bad publish is rolled back to the previous version.
The weekly briefing
The Monday briefing is selected from published records with fixed rules, with no generated prose: required changes published that week, effective dates in the next 60 days, items to review, threads that moved, and data releases, filtered to each subscriber's coverage. Subscriptions are double opt-in, and every email has one-click unsubscribe.
