Arch MI adopts increased 2026 agency loan limits for EZ Decisioning and standard underwriting

Arch MI has raised its maximum loan amounts for 1-unit and 2–4-unit properties to match the 2026 Fannie Mae and Freddie Mac loan limits, effective immediately. Loans with a DU Approve/Ineligible or LPA Accept/Ineligible (loan amount only) that were underwritten before the system updates and are within the new limits are eligible under EZ Decisioning when all other requirements are met.

What to do

AWACS interpretation · not source language

What to review: No change is mandatory. First review the new Arch MI maximum loan amounts (1-unit $832,750, or $1,249,125 in Alaska and Hawaii, and the higher 2–4-unit limits), effective immediately, which the lender may use. Then review the optional EZ Decisioning eligibility for DU Approve/Ineligible or LPA Accept/Ineligible (loan amount only) loans underwritten before the system updates and within the new limits.

QC implications

  • When sampling Arch MI insured conventional loans, check that any loan amount above the old maximum relied on the new Arch MI limits and fits the property's unit count (1-unit, or 2-, 3- or 4-unit).
  • For 1-unit loans, check that the Alaska and Hawaii amount of $1,249,125 was used only where the record allows it.
  • For loans with a DU Approve/Ineligible or LPA Accept/Ineligible for loan amount only, check that DU or LPA underwriting happened before the system updates, that the loan is within the new maximum loan amounts, and that all other underwriting requirements were met before EZ Decisioning was used.
